Protecting your property with clear, professional insight.

We deliver RICS-aligned Building Surveying across residential and commercial assets, giving you precise reports, practical solutions, and confident decisions.

We serve notices, produce awards, and manage neighbour relations to keep works compliant and on programme - Section 1/3/6, schedules of condition, and post-works checks included.

Party Wall Surveys

We provide full Party Wall services under the Party Wall etc. Act 1996, acting for either Building Owners or Adjoining Owners.

Our role includes reviewing proposed works, assessing structural implications, issuing and responding to notices, and preparing legally binding Party Wall Awards.

Our approach ensures statutory compliance, clear communication, and the smooth progression of works without unnecessary delays or conflict

Boundary Surveys

Boundary issues often arise where land ownership or rights of access are unclear.

OMC undertakes precise boundary assessments using plans, evidence, title documents, and physical site inspection to clarify the legal and physical position.

We provide independent, factual reports and expert advice to help clients resolve uncertainties, avoid boundary encroachments, and minimise neighbourly disputes.

Dilapidation Surveys

We offer strategic dilapidations services for both landlords and tenants throughout the lease term.

This includes interim and terminal schedules, negotiations, and financial assessment of repair liabilities.

Our reports provide clear technical findings, compliance assessments, and costed remedies in line with RICS guidance.

The objective is to support a fair and commercially sensible settlement while ensuring lease obligations are fully understood and appropriately managed.

Building Condition Surveys (Level 1 & 2)

Our condition surveys offer a clear, structured understanding of a property’s physical state.

We evaluate the fabric, services, compliance issues, health and safety risks, and required maintenance, presenting findings in a concise, prioritised format.

This service is essential for buyers, landlords, asset managers, and portfolio owners seeking transparent, professional guidance to inform purchasing decisions, planned maintenance, or refurbishment strategies.

Schedule of Condition

A Schedule of Condition is essential before construction, refurbishments, or lease commencements.

We produce detailed photographic and written records of the existing condition of adjoining properties or internal areas.

This protects clients against future claims and provides a reliable benchmark should disputes arise.

Our reports are structured, impartial, and designed to withstand scrutiny in both commercial and legal contexts.

Dispute Resolution & Expert Witness (CPR 35)

OMC provides independent Expert Witness services for construction, defect, and property-related disputes.

Our CPR 35-compliant reports, joint statements, and advisory input are produced with forensic detail, impartiality, and clear reasoning.

We assist legal teams, insurers, contractors, and property owners in establishing factual positions, assessing costs, and supporting fair, evidence-based outcomes.

Snagging & Inventory (Check-in / Check-out)

We provide thorough snagging inspections for new-build or refurbished properties, identifying workmanship issues, incomplete items, and quality deviations.

For lettings and property management, our detailed inventory reports document condition at move-in and move-out, supported by dated photographic evidence.

This reduces disputes, enables fair deductions, and gives landlords and tenants confidence in the process.
